EDI Office Building Awarded LEED for Existing Buildings Platinum Level Certification

The Green Building Certification Institute (GBCI) awarded edi and our tenants at 142 Truman Street NE, Platinum level LEED Certification. The building, which is owned and occupied by Environmental Dynamics Incorporated (EDI), is shared by the Sierra Club, the New Mexico Wilderness Alliance and Green Insight. It is the first LEED for Existing Buildings Platinum certified building in New Mexico. LEED Platinum is the highest level of recognition from the GBCI.
The LEED for Existing Buildings Rating System measures operational standards including whole-building cleaning and maintenance issues, recycling programs, exterior maintenance and systems upgrades. It can be applied to existing buildings seeking LEED certification for the first time or to projects previously certified under the LEED for New Construction Rating System. 142 Truman's current Platinum certification is supplemental to their LEED for New Construction Gold level certification achieved in 2009.

As part of the LEED application process, the property received an ENERGY STAR rating of 97, affirming its status as one of the most energy efficient buildings in the nation. This is partially attributed to a roof-mounted photovoltaic array, which offsets the majority of electricity required to run computers and equipment. The building is also naturally ventilated, and uses daylight as its main source of illumination. The utility bills for this 7,000 square foot building are less than a typical house.

In addition to energy saving measures, several operational milestones were achieved. Tenants focused on alternative methods of commuting, such as biking, walking and carpooling to reduce emissions related to fossil fuel use. They also implemented an extensive recycling program which resulted in a 70% reduction in their waste stream.
