The Cognitive Behavioral Institute of Albuquerque (CBI) is a 6,914 square foot office building in Sandia Heights of Albuquerque, New Mexico. This project has a goal of attaining LEED** Platinum certification, and reducing its energy use by +50% compared to a typical office building. These high project goals go beyond eligibility for tax credits, including the Sustainable Building Tax Credit of New Mexico, but truly speak to current global resource, energy, and climate issues.
If certification is achieved on schedule, CBI will be the first privately funded building in New Mexico to be awarded LEED Platinum status.
Environmental Dynamics, Inc., the general contractor, Isis Development, and CBI have worked closely through design and bidding phases to create a project that functions efficiently, is environmentally conscious, and challenges the building industry to reach for higher levels of design and construction.
The building includes a large reception and lobby area, 8 offices, a conference room, library/resource center, exercise room with shower and changing facilities, a break room, file storage, restrooms, and utilities. Some sustainable features include:
• A solar photovoltaic system above the roof clerestories and bi-facial solar panels that also serve as a shade structure for 8 cars. This system will provide electricity for the demand of the office and will only require supplemental power at peak months in July and August.
• A highly insulated building envelope
• A Variable Air Volume (VAV) mechanical system designed to operate efficiently and effectively while creating maximum individual thermal comfort throughout the building. The system also utilizes the outdoor air temperature to mitigate heating and cooling loads, while improving the indoor air quality by bringing in fresh air, when weather permits, through an advanced filtration system.
• Numerous skylights and clerestory windows to reduce the need for artificial lighting are coupled with high efficiency light fixtures to greatly reduce energy use.
• All landscaping will be no or low water use. The specified building plumbing fixtures will create a +40% potable water savings.
• All interior finishes are not only durable and aesthetically appealing, they also are specified to contain no or low volatile organic compounds (VOC), and no urea formaldehyde.
• Interior finishes will contain a high recycled content with much of the wood used on the project being FSC Certified.
